You may want to go the City Development Office and meet with a zoning planner in order to get a good idea of how a certain property can be used. There is no charge for the visit.

Austin Zoning.

 
Find out how a property in the City of Austin is zoned.
 
Go to the City of Austin Development Website.
 
Under Geographic Information, click on: map (GIS) Viewer
 
Click "Acknowledge" on the Viewer Disclaimer Page.
 
On the left column under "Viewer Tools" click: Address
 
Enter the address of the property.
 
(A location map will open showing the property.)
 
On left column under "Development Tools" click: Zoning Map
 
(A zoning map will open showing the property zoning.)

Open the City of Austin Development website
 
Click: City and Land Code
 
Click: NO Frames
 
In Search Box at top, enter: 25-2-900 (Then click Search)
 
A page will open: Title 25 Land Development (Click this link)
 
This opens the land development code for the City of Austin.
 
Click on: 25- 2 - Zoning
