The number of months required to sell the current inventory is a key indicator of market condition. Here is a rule of thumb:
1-3 months = Sellers Market
4-6 months = Balanced
7 + months = Buyers Market
(Months of inventory is figured by dividing the # of current listings by the rate of sales during the past 12 months. For example, if there were 24 sales in past 12 months the sales rate is 2 sales per month. If there are 10 homes on the market, it will take 5 months to sell the inventory. )
