MLS Real Estate Area 4 - Central Austin.

 

The MLS Area 4- Central Austin area includes downtown Austin, the University of Texas area and the neighborhoods north of U.T., including Hyde Park.

Area 4 is an eclectic mix of contemporary lofts, small cottages and historic mansions. The age range in the area is from early 1900 to brand new.

Downtown Austin is booming with the creation of new contemporary style lofts and condos. This is a relatively new housing style for Austin, but one that has found a strong market. Austin's downtown music district, restaurants and upscale shopping makes this an exciting and appealing location for many people.

Hyde Park was one of Austin's first suburban areas built in the early 1900's. With its mix of Victorian homes and bungalows, Hyde Park is has an historic charm. It is registered as an "historic neighborhood".

The tree lined streets with unique, remodeled homes are very appealing. Homes are mostly on small flat lots of 1/7 - 1/4 acre. Old trees, sidewalks and front porches are plentiful. This area is fully developed, with churches, shopping centers, and restaurants, as well as apartments and condos interspersed throughout. The overall ambience is of a quaint small town in the process of constant renewal.

Living in the "heart of downtown" or very close by makes Area 4 a very exciting group of neighborhoods that are always in demand.

The school district for this area is Austin ISD. Austin High and McCallum High Schools serve the area.
